The costs associated with JLL letting and managing your property at Axis Tower are as follows:

Tenant find fee – £500 plus VAT

Management

We offer two options in relation to the management of your property:

With rent protection – 10% of the monthly rent collected plus VAT. JLL offer a rent protection service which protects landlords from rent arrears. Further details about this are included in an additional Information Sheet.

Without rent protection – 8% of the month rent collected plus VAT.

Rent Protection

We want to ensure that our clients are protected against the risk of rent arrears which is why we now offer FREE rent protection to clients who take up our property management service*.

Loss of Rent and Rising Costs

We understand the distress that can be caused when tenants fail to make payment of their rent. The average legal cost to evict a tenant is currently approximately £1200 and this is set to rise as the Ministry of Justice has recently significantly increased the cost to landlords of starting court proceedings against tenants. Evicting a tenant ordinarily takes around four to six months during which time the landlord is unlikely to receive any rental income. Once a tenant is evicted the probability of the landlord recovering the unpaid rent and legal costs incurred is extremely low.

Minimise Risk

To minimise this risk to our landlords JLL have always used a professional referencing agency to reference tenants found by us to check their employment status, obtain a former landlord reference and carry out a credit check. However, we are pleased to advise that we are now able to offer clients who take up our property management service

FREE rent protection.

Protection

  • 100% of the monthly rent paid for up to a maximum of six months from the date of the first arrears
  • Legal expenses of up to £50,000 to cover eviction costs
  • 50% of the rent paid for up to two months after vacant possession has been obtained whilst new tenants are found
  • No excess and the deposit can be utilised for dilapidations
  • Available for existing tenancies as well as new tenancies
